Understanding Closing Timelines
Closing timelines vary widely depending on how you sell. A traditional sale typically takes 30 to 60 or more days after accepting an offer, mostly waiting on the buyer's mortgage approval — a direct sale can often close in a matter of days if that's what actually fits your situation, though it doesn't have to move that fast if you need more time.
Why traditional sales usually take 30-60+ days
Most of that time is the buyer's lender doing its job — underwriting, appraisal, and final loan approval typically take four to six weeks on their own, even when everything goes smoothly. Add in the inspection period and negotiation over any repair requests, and 30 to 60 days from accepted offer to closing is fairly typical.
Direct sales can close in days
Without a lender in the picture, there's no appraisal or underwriting timeline to wait on. A direct sale can close in as little as a week or two once title work is done — which matters if you're facing a deadline like an upcoming move, a foreclosure timeline, or simply wanting the process finished.
The timeline is meant to fit you, not a formula
Closing quickly isn't a requirement — it's an option. If you need more time to move out, sort through belongings, or handle other logistics, a closing date can usually be set further out to match that, rather than forcing a fast timeline that doesn't actually work for you.
It's discussed, not assumed
There's no default timeline applied to every seller. The right closing date comes out of an actual conversation about your circumstances — what you need, what you're dealing with, and how much flexibility matters to you — rather than an assumption about what's fastest or most convenient for the buyer.
